A home appraisal is not the same as a home inspection. Although an appraisal report will mention certain defects and problems the property might have, it will not give you a detailed overall picture of whether or not the property is in good condition. An appraisal report is an opinion of value determined by an independent and objective third party ( real estate appraiser ) who determines a value by using recent sold comparable properties, homes with similar styles, square footage, age, condition and location.
